ValenciaThe 147 families in Valencia who make up the Nicet Patraix residents' association report that they have been waiting for more than ten months for a judicial resolution to determine whether the cancellation and de-registration of the licenses for 24 tourist apartments located in the building's commercial premises complied with Valencian legislation. "It cannot be considered concluded, nor can it be affirmed that the situation has been resolved," the community states regarding the situation.

These dwellings were removed from the Tourism Registry of the Valencian Community by the Territorial Tourism Service of Valencia on July 4, 2025, as "the start of the activity of the 24 tourist dwellings had not been accredited within the legally established period."

However, the MContigo Group filed an appeal against the Generalitat Valenciana, and the 24 registrations were provisionally reactivated while the precautionary measure remains in place or until there is a ruling. The residents claim that the group has continued to "market and operate the apartments, even knowing that the homeowners' association had modified its statutes on May 27, 2024, to expressly prohibit tourist use, even before the start of the adaptation works on the premises, which began at the end of July 2024."

Coexistence and statute problems

Furthermore, from Nicet Patraix they also denounce that openings and doors have been made in the building's facade without community authorization, 24 cameras have been installed in common elements, and actions have been taken on the sanitation system that the community considers "contrary to the horizontal property law".

“We are not speaking only of a discrepancy regarding tourist licenses. There is a succession of actions that have affected common elements and the coexistence of the neighbors and that have been reported to the administrations. They have done everything. Using the licenses of other apartments to market these was another proven infringement. And one only needs to review the tourists' comments on the platforms to observe that the apartments have a large number of health and hygiene problems”, state the community.

From Nicet Patraix they want that "after more than ten months of waiting, the matter should be resolved as soon as possible" and they determine that the justice system must confirm whether the cancellation of the 24 dwellings agreed upon by Tourism was in accordance with Valencian tourism legislation.

“We are defending the right that 147 families and more than 450 residents have for the statutes, the common elements, and the decisions adopted by the owners to be respected”, concludes the governing board.
