In Catalonia, there are three times as many evictions as in Madrid.

In the first quarter of 2025, one in four evictions for inability to pay rent in the State was in Catalan towns

BarcelonaInability to pay rent is the main reason for eviction in Spain. In the first quarter of 2025, a total of 7,334 evictions were recorded, of which seven out of ten were for non-payment of rent. Of these, 28.2% occurred in Catalonia.

The data released this Monday by the General Council of the Judiciary (CGPJ) places Catalonia as the autonomous community with the most evictions in the first quarter (2,069), more than double the number of evictions in Andalusia, which came in second (1,125), followed by the Valencian Community (792) and Madrid (794). Catalonia was also the community with the most evictions for non-payment of rent, accounting for almost three out of every ten of those carried out in Spain, with 1,542. Among the most affected regions are, once again, Andalusia (807), Madrid (614), and the Valencian Community (591).

On the other hand, evictions related to foreclosures have fallen by 17.9% across the country. This type of eviction accounts for 16.21% of all evictions, a much smaller proportion than those affecting tenants (76.95%). The CGPJ statistics also include 501 eviction cases due to "other causes."

Catalonia and the Balearic Islands have the most evictions per capita.

The report also includes statistics on the total number of evictions per 100,000 inhabitants, and Catalonia once again leads the figures with 25.8 evictions per 100,000 inhabitants. Focusing on evictions of tenants, data from the General Council of the Judiciary (CGPJ) indicates that the Balearic Islands were the most affected region, with 20.2 evictions of tenants per 100,000 inhabitants. In this case, Catalonia occupies second place, with 19.2 evictions of tenants per 100,000.

Fewer evictions of mortgage holders, but more lawsuits

The more than 7,000 evictions that occurred across Spain in the first quarter are very similar to the figure recorded at the start of last year. In fact, the change is 1.2%. Broken down by reason for eviction, those related to rentals grew by 3.7%, while the most pronounced change is found in evictions related to foreclosures, which fell by 17.9% across the country.

Despite the much lower figures than those for evictions of tenants, Catalonia is also the region with the highest number of evictions due to foreclosures. There were 315 in the first three months of the year. Next on the list are Andalusia (240) and the Valencian Community (154).

Although evictions for mortgage default have fallen, courts have received 8.2% more foreclosure lawsuits over the past three months. There have been 6,120 lawsuits filed across Spain, and the regions with the most cases are Andalusia (1,463), Catalonia (1,226), the Valencian Community (762), and Madrid (609).
