Rental prices rebounded in the third quarter of 2025

The average rent in Barcelona was 1,153 euros, and in Catalonia it was 876 euros.

The Minister of Territory, Silvia Paneque, touted these figures in a statement this Sunday, noting that "rental prices have fallen cumulatively by 3.3% in the city of Barcelona, ​​and have remained practically stable (0.8%) in all the municipalities declared as a market zone (without rent control) until the third quarter of 2025."

In the first quarter of 2024, 9,825 residential rental contracts were signed in the city of Barcelona, ​​but in the third quarter of 2025, this number fell by almost 2,000, specifically to 7,855. The decline in the number of signed contracts also occurred across Catalonia as a whole. In the first quarter of 2024, 34,496 contracts were signed, while in the third quarter of 2025, the figure was 26,962. However, the Department of Territory points out that in areas designated as having high demand for housing, where rent control measures are in place, rental prices have slowed. The average monthly price of standard rental contracts in the third quarter of 2025 was €894.78 in high-demand areas, €1,153.11 in Barcelona city, €617.41 in the rest of the country, and €876.83 across Catalonia as a whole, the regional government highlights. It adds that the quarterly evolution of rents across all municipalities declared to be under pressure is consistent with the price-setting mechanism established by law: new contracts use as a reference the price of previous contracts plus the accumulated CPI, or the rental index. Consequently, quarterly variations tend to reflect those that occurred when these previous contracts were signed, between five and seven years ago, updated with the CPI.

Less seasonal rentals

The regional ministry emphasizes that in areas with high demand, price growth has been below the CPI since the first quarter of 2024.
