Catalonia registers the June with more housing sales and purchases since the real estate crisis

BarcelonaThe housing market in Catalonia reactivates in June with more than 9,450 sale and purchase operations. According to data published this Friday by the National Statistics Institute (INE), residential operations in the Principality grew by nearly 6% compared to May, when they fell below 9,000 completed. If compared with the same month of the previous year, however, the number of transactions remains practically unchanged: it rises by 0.1% year-on-year, from the 9,440 acquisitions registered in June 2025. Both this year and last year, the figures are reminiscent of those in 2007, just before the outbreak of the real estate bubble, when 9,700 housing transactions were reached.

In this way, the country links two consecutive months of increases in registered operations, and avoids the declines produced in March and April from becoming a downward trend. Furthermore, this happens despite the increases in Euribor – the reference index for interbank loans, which sets the price of mortgages – which have been occurring since March, with only a very slight respite, precisely, in June.

The year-on-year increase, it should be noted, is not observed in all market segments. According to INE data, new construction has registered around 1,892 operations in the sixth month of the year, a reduction of close to 200 sales and purchases compared to the same period in 2025. This represents a decrease of over 8%. Used homes are indeed rebounding year-on-year, with 7,561 acquisitions registered, 2.5% more than twelve months earlier. Regarding the type of properties, free housing has concentrated, as usual, the practically entire market, with around 9,000 acquisitions registered, a modest year-on-year increase of 1.1%. Protected housing, for its part, reports a slump of more than 15%, standing at 453 purchases, below the more than 530 from last June.
